INSPECTING PROPERTIES
If
the property you are interested in is vacant, you may obtain access
to the property to inspect it by
complying with the requirements on the “Get
a Key to the Properties” page,
which will allow you to get a key to the property for yourself and
your inspectors.
In some cases, access
to the property
may not be available prior to making an offer because it is occupied
either by the prior owner or a prior tenant who will not allow you, or
us, physical access to the property. In such circumstances, our
price on this website may reflect an adjustment in the amount for any
uncertainties
caused by the inability to obtain access to the property for inspection. If
the property is occupied either by a prior owner or tenant, this information
will be provided on the property information page. If
a property is occupied, it is strongly recommended that you do not
attempt to gain
access to
the property. Any contact with the current occupant of the property
would be at your own risk as it is impossible to determine your safety
because
of the risks and hazards involved in contacting an occupant of a property
who has involuntarily lost ownership of the property. It is strongly
recommended that you permit the Courts and legal system take the necessary
steps to remove an occupant from the property via an eviction action
and physical removal if necessary by the county sheriff. If
you desire to make an offer on a property that is occupied, our price
includes the commencement of the eviction process to remove the occupants
from the property, so as not to burden you with this task. If the eviction
has not been completed by the time of the closing of the transaction,
you will need to complete the legal action, unless otherwise agreed.
